Deposits and Due Dates

Avoid deposit disagreements by using Rental Agreements that are clearly written with specific dates and instructions.  These standard types of contracts are readily available by way of legal agreement software as well as through office supply stores.  The contract should spell out all the details and contingencies (including cancellations and changes), leaving no room for misunderstanding if conditions aren’t followed. Instruct your renters to read and follow your agreement closely.

 

Damage and Security Deposits

A good deal of renter/property owner disagreement surrounds the issue of damage. Although we are not in control of any member property, we feel that keeping security deposits, except in the case of gross negligence, is an unnecessary practice.   Renters who are charged unfairly will obviously not be returning guests, and returning guests are the best kind to get! 

 

Because we allow the renter to voice their experience on the rating page to warn future renters of problems that might be common to a particular member, make sure that your security deposit policy is clear prior to accepting any money.  Remember, if your property is continuously rated poorly, it will affect future rentals.

 

Accept credit cards

Have a list of service providers and an emergency contact available

Make sure that you have access to a list of local service providers  in case something needs repairing or servicing while a guest is using the property.  Know in advance who to call for any situation.  (Renterrific.com provides a list of some providers on our services page). Additionally, make sure that all renters have an emergency contact number in case a situation arises that needs immediate attention.

 

Provide renters with a list of area restaurants and things to do. 

Some property owners leave a guest journal where renters can recommend their favorite restaurants and activities for future renters. Other helpful information includes:

 

*Maps

*Coupons

*TV station directory

*Instructions on use of AV equipment

*Instructions on use of appliances

*Directions to a grocery store, post office, one hour film developing, etc.

*Check-out procedures
